Who qualifies as a first-time Caymanian buyer? 

To benefit from first-time buyer status in the Cayman Islands, you must:

  • be a Caymanian or hold Caymanian status 
  • not have previously owned property in the Cayman Islands 

Benefits for first-time buyers 

Meeting these criteria currently allows a buyer to: 

  • pay 0% stamp duty on homes up to CI$550,000 and land up to CI$250,000 
  • for homes between CI$550,000 and CI$650,000, enjoy a reduced stamp duty rate of 3.75% on the portion above CI$550,000
  • for land between CI$250,000 and CI$350,000, enjoy a reduced stamp duty rate of 3.75% on the portion above CI$250,000

Where more than one person is buying the property (up to a maximum of 10), the following rates apply: 

  • pay 0% stamp duty on homes up to CI$600,000 and land up to CI$450,000 
  • for homes between CI$600,000 and CI$700,000, enjoy a reduced stamp duty rate of 3.75% on the portion above CI$600,000 
  • for land between CI$450,000 and CI$550,000, enjoy a reduced stamp duty rate of 3.75% on the portion above CI$450,000

Who qualifies as a second-time Caymanian buyer? 

To benefit from second-time buyer status in the Cayman Islands, you must: 

  • be a Caymanian or hold Caymanian status
  • previously owned one property in the Cayman Islands, irrespective of whether you:
    • still own that first property; or
    • were a Caymanian or held Caymanian status at the time you bought that property

Benefits for second-time buyers

The following rates apply to a buyer purchasing their second property: 

  • for homes up to CI$600,000, a reduced stamp duty rate of 3.75% 
  • for land up to CI$300,000, a reduced stamp duty rate of 3.75%

Where more than one person is buying the property (up to a maximum of 10), the following rates apply:

  • for homes up to CI$700,000, enjoy a reduced stamp duty rate of 3.75%
  • for land up to CI$550,000, enjoy a reduced stamp duty rate of 3.75%
